Orlando Condo Auction – November 22nd

As this weekend’s auction winds down (see results above), Condo Metropolis is ramping up for another Orlando condo conversion auction scheduled for later this month at the World Center Marriott Resort.

Villa Valencia has 142 condominium units that will be up for auction. For those that don’t know it, the complex is on the east side of town near State Roads 408 and 417.

The largest condo is about 1,227 square feet and in 2005 they sold for as much as $250,000.Villa Valencia Condos, Orlando

At the auction, starting bids begin as low as $49,000, and financing will be available to those that qualify with as little as 3 percent down.

There will be an inspection period which will be every day from 9 a.m. to 5 p.m. through November 21st.

As usual, bidders will need to register in advance and bring a $5K cashier’s check to the auction in order to bid.

  1. I just received an email from Villa Valencia today stating there are still a few units available to purchase at special post-auction pricing. I didn’t read it too closely but I noticed the 1046 sq ft 2/2 units were being offered for $145K. At the auction, the minimum starting bid price was $79K and these units didn’t get sold then. The community is well over 90% renters which means reselling a unit here in the future will be impossible unless you find a cash buyer (good luck).
